Government Grants for Seniors Bathroom Renovations in Ottawa — Up to $20,000 Available in 2026

  • 6 min read

If you or a family member is 65 or older and considering a bathroom renovation in Ottawa, there is money available to help pay for it — and most people don't know it exists.

Between federal, provincial, and municipal programs, eligible Ottawa seniors can access up to $20,000 or more in grants, forgivable loans, and tax credits to fund accessibility upgrades like walk-in showers, grab bars, barrier-free entrances, and slip-resistant flooring.

This guide explains every program available in 2026, who qualifies for each one, and exactly how to apply. At Bath Up, we help Ottawa seniors navigate this process every step of the way — including preparing the detailed, grant-ready quotes that these programs require.

Important: Most of these programs require contractor approval and a written quote BEFORE work begins. Starting the renovation first means losing the funding. Read this guide before you book anything.

These programs can often be combined. A senior who qualifies for Ontario Renovates and also uses the federal tax credit could receive well over $20,000 in total support for a single bathroom renovation.

Program 1: Ontario Renovates — Up to $20,000 (City of Ottawa)

Best for: Low-income seniors who own their home in Ottawa

The Ontario Renovates program is administered directly by the City of Ottawa and provides the largest single source of funding available to Ottawa seniors for home accessibility improvements.

What you can receive:

  • A $5,000 accessibility grant — this is free money that does not need to be repaid

  • A $15,000 forgivable loan — if you continue living in the home for 10 years after the renovation, the loan is completely forgiven and never repaid

  • Total potential benefit: $20,000

Eligibility requirements:

  • You must be 65 years of age or older

  • You must own and live in the home as your primary residence

  • Your home must be valued below $670,908 (Ottawa 2026 threshold)

  • Household income must be $40,000 or less for a single person, or $53,400 or less for two people

  • The renovation must address a health, safety, or accessibility need

What bathroom work qualifies:

  • Walk-in shower or tub-to-shower conversion

  • Grab bars and safety rails

  • Barrier-free (roll-in) shower installation

  • Slip-resistant flooring

  • Widened doorways for wheelchair or walker access

  • Raised toilet height or comfort-height fixtures

  • Fold-down shower seat

How to apply:

Contact the City of Ottawa Housing Solutions office directly:

  • Email: ontariorenovates@ottawa.ca

  • Mail: City of Ottawa Housing Solutions, 100 Constellation Drive, 2nd Floor East, Ottawa ON K2G 6J8

Critical: Funding is limited and allocated on a first-come, first-served basis each year. Apply as early as possible — do not wait until you have already started the renovation, as work completed before approval is not eligible.

Program 2: Federal Home Accessibility Tax Credit (HATC) — Up to $3,000

Best for: All Ottawa seniors 65+ regardless of income — the easiest program to access.

The Home Accessibility Tax Credit is a federal program available to every Canadian homeowner aged 65 or older. Unlike Ontario Renovates, there is no income limit and no application process — you simply claim eligible renovation expenses when you file your annual income taxes.

How it works:

You can claim up to $20,000 in eligible home renovation expenses per year. The tax credit is calculated at 15%, meaning you receive up to $3,000 directly back as a reduction in the taxes you owe. If the credit exceeds your taxes owing, the remainder can reduce it to zero — but it is non-refundable, meaning you cannot receive more back than you paid in taxes.

Who qualifies:

  • Canadian homeowners or renters aged 65 or older by December 31 of the tax year

  • Individuals who qualify for the federal Disability Tax Credit, at any age

  • Family members claiming on behalf of an eligible senior relative

What bathroom renovations are eligible:

  • Grab bars, handrails, and support poles

  • Walk-in shower or accessible tub conversion

  • Slip-resistant flooring

  • Widened doorways or hallways

  • Comfort-height toilet installation

  • Any permanent modification that improves safety and accessibility

How to claim it:

  • Keep all receipts from your contractor and material suppliers

  • Ask your contractor for an itemized invoice listing each accessibility feature

  • Claim the amount on line 31285 of your federal income tax return

  • No pre-approval required — but keep documentation in case of CRA review

Good news: The HATC can be combined with Ontario Renovates and other programs. You may be able to claim the HATC for expenses not covered by your grant — always discuss this with your accountant.

Program 3: March of Dimes Home and Vehicle Modification Program — Up to $15,000

Best for: Seniors with a mobility disability or health condition affecting daily function.

The Home and Vehicle Modification Program (HVMP) is funded by the Ontario government and administered by March of Dimes Canada. It provides up to $15,000 in lifetime funding for home modifications that help people with disabilities live more independently.

Who qualifies:

  • Ontario residents of any age

  • You must have a substantial physical disability that is ongoing or expected to last at least one year

  • The disability must significantly restrict mobility and daily living activities

  • A medical professional must confirm your condition

Eligible bathroom modifications:

  • Roll-in or barrier-free shower installation

  • Grab bars and support rails

  • Widened doorways for wheelchair access

  • Slip-resistant flooring

  • Accessible vanity height adjustments

  • Walk-in tub installation

How to apply:

  • Call March of Dimes Canada: 1-877-369-4867

  • Or visit: www.marchofdimes.ca/en-ca/programs/hvmp

  • An occupational therapist assessment may be required

  • Work must be approved before it begins — same rule as Ontario Renovates

This program can be combined with Ontario Renovates if you qualify for both. Together they could cover up to $35,000 in renovation costs for an eligible senior with a mobility disability.

Program 4: Ontario Seniors Care at Home Tax Credit

Best for: Seniors over 70 with low or moderate income.

This is a refundable Ontario provincial tax credit for seniors aged 70 and older. Unlike the federal HATC, it is refundable — meaning even if you owe no taxes, you can still receive money back. The amount varies based on eligible expenses and household income.

Eligible expenses include home modifications for accessibility and safety, making it potentially stackable with the federal HATC for different qualifying expenses. Speak with your accountant or a tax professional about how to maximize both credits together.

How to Stack These Programs: A Real Example

Here is how a qualifying Ottawa senior could potentially combine these programs for a bathroom renovation:

Example: 72-year-old homeowner in Nepean, household income $38,000, mobility issues after hip surgery

Ontario Renovates grant + loan:  $20,000

March of Dimes HVMP (mobility disability):  Up to $15,000

Federal Home Accessibility Tax Credit:  Up to $3,000

Potential total support:  Up to $38,000

Not every senior will qualify for all three — but even accessing just one of these programs can make a meaningful difference in what you pay out of pocket.

How Bath Up Helps Ottawa Seniors with the Grant Process

Applying for these programs involves paperwork, and the most important document in any application is the contractor's quote. Programs like Ontario Renovates and March of Dimes will not process an application without a detailed written quote that specifically lists each accessibility modification — not just a total price.

A quote that says "Bathroom Renovation — $12,000" will be rejected. A quote that lists "installation of barrier-free shower base, certified waterproofing membrane, slip-resistant porcelain floor tile, two stainless steel grab bars, fold-down shower seat, and comfort-height toilet" is what gets approved.

At Bath Up, we provide:

  • Free in-home consultations to assess your needs and what modifications make sense

  • Fully itemized, grant-ready written quotes at no extra charge

  • Guidance on which programs you are most likely to qualify for

  • Patient, clear communication — we work at your pace, not ours

  • Bilingual service in English and French

We have helped Ottawa seniors successfully access government funding for their bathroom renovations. We know what the programs look for, and we write our quotes accordingly. There is no extra charge for this service — it is simply part of how we work.

Frequently Asked Questions

Can I apply for more than one program at the same time?

Yes, in most cases. Ontario Renovates, the federal HATC, and March of Dimes can often be combined, as long as the same expense is not claimed twice under two programs. We recommend speaking with your accountant and contacting each program to confirm before applying.

Do I have to start the renovation before applying?

No — and you should not. All grant and loan programs require you to apply and receive approval before the work begins. Any renovation completed before approval is ineligible. This is the most common mistake we see.

How long does the application take?

Ontario Renovates processing times vary by volume, but typically take 4–8 weeks. March of Dimes applications can take 2–6 weeks. The federal HATC requires no advance application — you claim it at tax time after the work is done.

Does the renovation have to be done by a specific contractor?

Programs require a licensed and insured contractor. Some programs conduct spot audits after project completion. Bath Up is fully licensed and insured in Ontario and provides all required documentation.
